A Dubai family office has bought Lythe Hill Hotel & Spa, a 60-bedroom country hotel near Haslemere in Surrey, out of administration and plans to raise it to five-star standard, The Caterer reported on 14 October 2026. The terms were not disclosed. The hotel had been marketed with a guide price of £8.25m.

The 22-acre property has traded under IHG’s Voco brand and has been in administration since March 2025. It has a restaurant and bar, function space, a leisure club, a spa and a lake. HVS describes it as a four-star hotel roughly halfway between London and Southampton.

Who bought Lythe Hill Hotel & Spa

The buyer has not been named. It was represented by Chris Dexter, managing partner international at the advisory firm 7Hospitality. Dexter said the hotel gave the buyer “an opportunity to build a world-class wellness centre”.

According to The Caterer, the new owner intends to build a wellness centre, add bedrooms and raise service to five-star level. HVS noted that planning approval for another 36 guest rooms is already in place. No timetable or investment figure has been published.

How the sale came about

HVS identified the seller as Nq2 Hospitality, a Wiltshire-based company that bought the hotel in 2022 and went into administration in 2025. Glen Carter and Damian Webb of RSM UK Restructuring Advisory were appointed joint administrators, and the hotel kept trading while it was for sale.

Christie & Co began marketing the business as a going concern in July 2025 with a guide price of £8.25m. HVS calculated that this was the equivalent of £137,500 per room. Carter said the administrators were pleased to have secured a future for the hotel. Ed Bellfield, regional director for hotels at Christie & Co, said the sale had drawn strong interest despite the complications that often come with administration sales.

A historic site in the Surrey Hills

Lythe Hill lies just outside Haslemere in the Surrey Hills, and its older buildings are Grade II listed. The Caterer has previously described them as dating back to the medieval period. Alongside the bedrooms, the estate has a restaurant, bar, three meeting rooms, a leisure club and spa, and grounds that include a lake. With consent already in place for extra bedrooms, the new owner has a head start on expansion.

Why it matters

The deal brings Gulf private capital into an English country hotel, with a plan to take it upmarket rather than simply keep it running. It also puts wellness at the centre of the upgrade. Other UK country hotels are moving the same way: in the same month, Aldwark Manor in North Yorkshire unveiled a £25m transformation that includes the Salus Spa, with pools, an outdoor sauna, cryotherapy and a gym, The Caterer reported.

The sale also shows that a hotel coming out of administration can still attract overseas money at a difficult time for the industry. Responding to the Budget on 28 October, hospitality operators told The Caterer that rising costs were leaving them little room to adapt. Even large groups such as Premier Inn owner Whitbread have reported falling profits in recent years.

The sale was one of several UK hotel deals recorded by HVS in the week to 16 October. Others included Leonardo Hotels’ purchase of the 187-room Bristol Hotel from the Doyle Collection, and MCR Property Group’s acquisition of the leasehold of the Safestay hostel in Kensington, London.

What happens next

Neither The Caterer nor HVS reported a timetable for the work, an investment figure or whether the hotel will keep its Voco branding. With permission for extra rooms already granted, the wellness centre and the five-star upgrade are the parts of the plan still to be set out in detail.
